Let us take the hassle out of HVAC

Keep your systems running flawlessly

Adhering to a seasonal preventative maintenance schedule can help safeguard equipment against unexpected system failures or inadequacies, while also maximizing the longevity of your equipment and saving time, effort and potential frustration from future repairs.

Goals for Preventative Maintenance

  • Keep HVAC systems functioning in optimal condition
  • Avoid emergency repairs
  • Lower utility costs
  • Maintain manufacturer warranties

Cool Weather

Fall/Winter Maintenance Recommendations

Furnace

  • Clean flame sensor
  • Clean furnace cabinet
  • Check all safety devices
  • Test flue for proper venting
  • Test for carbon monoxide and gas leaks at furnace
  • Check filter and replace if necessary
  • Check motor amp draws and capacitor(s)
  • Check thermostat
  • Visual inspection of the heat exchangers for visual rusting (does not include pulling blower motor or evaporative coil)
  • Clean water drains on high-efficiency furnaces, tighten clamps. Check for leaks

Boilers

  • Clean cabinet
  • Blow out burners
  • Check safeties
  • Test for carbon monoxide
  • Check entering and leaving boiler temperatures through zones
  • Run a cycle and test aquastat function
  • Test the fill valve and check the water pressure
  • Test the pump(s)
  • Check the zone valves
  • Check settings on a high efficiency boiler
  • Check the backflow preventer, recommend install if not present
  • Check the expansion or compression tank
  • Check the temperature and pressure relief valve if there is a floor drain present. Often this valve may not reset if it has not been maintained
  • Recommend a water treatment if necessary Purging air from system may be an extra charge

Spring/Summer Maintenance Recommendations

Evaporative Cooler

Start-Up

  • Check pads
  • Check pump
  • Check thermostat or controller operation
  • Oil bearings
  • Add water treatment
  • Check belt and motor
  • Open or close dampers if applicable
  • Check water distribution over pades
  • Check electrical and overall condition of the cooler

Shut-Down

  • Clean and drain sump, brush our dirt and debris
  • Disconnect and drain water line
  • Install cover if applicable or damper
  • Check belt and bearings for next season
  • Disconnect splitters from hose bib to prevent broken pieces
  • Check condition of pads for next season

Air Conditioning

  • Clean condenser coil with water
  • Test operating pressures for correct refrigerant charge
  • Test temperature drop across coil inside home
  • Test expansion device
  • Inspect and clean condensate drain
  • Change standard filter or clean cells (on an electronic air cleaner)
  • Check that the thermostat is operating correctly, no battery light
  • Check the condition of the insulation on the suction line
