Fall/Winter Maintenance

Winter HVAC maintenance ensures efficient performance, prevents breakdowns, and maintains indoor comfort and air quality.

Furnace

  • Clean flame sensor
  • Clean furnace cabinet
  • Check all safety devices
  • Test flue for proper venting
  • Test for carbon monoxide and gas leaks at the furnace
  • Check the filter and replace it if necessary
  • Check motor amp draws and capacitor(s)
  • Check thermostat
  • Visual inspection of the heat exchangers for visual rusting (does not include pulling blower motor or evaporative coil)
  • Clean water drains on high-efficiency furnaces, and tighten clamps. Check for leaks

Boilers

  • Clean cabinet
  • Blow out burners
  • Check safeties
  • Test for carbon monoxide
  • Check to enter and leave boiler temperatures through zones
  • Run a cycle and test the aquastat function
  • Test the fill valve and check the water pressure
  • Test the pump(s)
  • Check the zone valves
  • Check the settings on a high-efficiency boiler
  • Check the backflow preventer, recommend installation if not present
  • Check the expansion or compression tank
  • Check the temperature and pressure relief valve if there is a floor drain present. Often this valve may not reset if it has not been maintained
  • Recommend a water treatment if necessary Purging air from the system may be an extra charge

Spring/Summer Maintenance

Summer HVAC maintenance is essential for efficiency, performance, comfort, longevity, and air quality. It ensures peak performance, prevents breakdowns, extends lifespan, and improves indoor air quality.

Air Conditioning

  • Clean condenser coil with water
  • Test operating pressures for correct refrigerant charge
  • Test temperature drop across coil inside home
  • Test expansion device
  • Inspect and clean condensate drain
  • Change standard filter or clean cells (on an electronic air cleaner)
  • Check that the thermostat is operating correctly, no battery light
  • Check the condition of the insulation on the suction line
